What is the time frame for construction? SEE NOTEEveryone has 3 (three) years from the date they purchase their lot from the Developer to complete construction of their home. It is our goal not to have investors buying and reselling lots...reserved lots by investors are for the purpose of building speculation homes for resale due to the time frames for construction. Preliminary Plans are due within the first 9 months of purchase. The home should be under construction within 18 months from purchase of lot and completed within 3 years from the original purchase date of the lot. Note: if lot is resold time frames are based on the date the lot was purchased from the Developer not the date the new owner purchased the lot. NOTE: Due to market conditions, weather, etc. many lot owners that originally purchased lots for investment purposes or as residences have been delayed in construction beyond the goal of 3 years. The Developer has agreed to waive his option to buy back lots so lot owners can proceed with either construction or re-sales without the time constraint to build. Back to TopHow does the Architectural Review work?Prior to creating your plans it is a good idea to become familiar with the Architectural Review Guidelines. Requirements such as tile roofs, pavers in the driveway, Mediterranean style architecture, colors choices, minimum 2,400 sq. ft. of living area, fences, windows, hurricane shutters, etc. Our approved builders are familiar with the requirements and will assist you in making your decisions. Back to TopCan I buy a spec home?Speculation homes are available for resale from the builder and investor. As these homes are constructed the floor plans provided and features, etc. will be posted on the website. Model homes may be available on a lease back basis which is negotiated directly with the builder.
